My mom is Georgie Smigel. She's been selling real estate in Western Pennsylvania since 1989. Her team — the Georgie Smigel Group at Coldwell Banker Realty — closed 304 homes for over $99 million in 2023, ranked #1 in Pittsburgh by units and volume, and #9 nationally among Coldwell Banker teams that year. They closed $97 million in 2024 and are on track to top $100 million in 2025. Over her career she's closed more than 3,890 transactions for over $1.1 billion in volume.
A few years ago I started helping her with marketing — running ads, building landing pages, automating follow-up. What started as "I'll help out for a few weeks" became "she would not let me stop." The leads we generated were a fraction of what she was paying competing lead-gen services, and she could see exactly where each one came from.
What surprised me was how bad the alternatives were. Real estate tech looked like enterprise software from 2008 — dashboards full of features no one used, "AI" bolted onto basic automations, and pricing designed to squeeze Realtors who'd already paid once.
So I productized it.
Turnkey Leads is the system I built for my mom, rebuilt as a service any Realtor can use without becoming a marketer themselves. She's the design partner. My brother Sam is on the team too. I'm the engineer.

Why I'm the one building this
I built and sold an IT business. After that I implemented CRMs and developed CRM software for large companies. Then I shifted to writing trading algorithms. That work taught me how to build systems that decide, measure, and adjust on their own.
Turnkey Leads is the same kind of system, just applied to lead-gen instead of markets. The AI proposes, the Realtor approves, the system runs — and every decision is measured so the next one gets better.
