If the AI wants more budget

It doesn't automatically charge more. It pauses and asks. Over-spend is mathematically impossible — your worst case is always your monthly budget plus that month's Service Fee.

If you want to stop

Cancel before the next monthly bill preview and the campaign turns off at the end of the month. No exit fee, no early-termination penalty.

  • Am I locked into a 12-month contract?

    No. There's no contract you sign, no annual commitment, no auto-renewal trap. Cancel before the next monthly bill preview and the campaign turns off at the end of the month — no exit fee, no buyout, no penalty.

  • Are my leads shared with other Realtors on Turnkey Leads?

    No. Every lead you fund is yours alone for 12 months — enforced at the data layer, not by a policy that can be bent. No other Realtor on Turnkey Leads can see, contact, or be matched to that name during that window. Same name, same address, same phone — yours.

  • Do you take a cut of my commission at close?

    No. Zero percent. The Service Fee is a flat percentage on top of your ad spend, charged each month. What you close, you keep — no GCI percentage, no closing referral fee, no kickback at settlement.

  • If I cancel, will charges keep showing up on my card?

    No. Stripe can't run a charge that wasn't approved by the previous monthly bill preview. If you cancel before that email, the next charge is never created. There's no manual cancellation queue, no rep you have to chase, no 30-day notice window buried in the fine print.

  • Is there a separate ad-spend minimum I'm not seeing on the invoice?

    No. The invoice is two lines: ad spend at cost on the first, Service Fee on the second. The monthly budget you approved is the absolute ceiling — never a dollar more than that plus the Service Fee on that budget. No separate software fee, no required minimum on top of what you set.

  • Can the price go up on me mid-contract?

    The monthly bill preview lands 5–7 days before Stripe runs the charge. Any rate change has to appear in that email — and silence is approval only when the plan has not changed. Material changes require you to click confirm, with a clear cancel-by-this-date option in the same email.

  • How do I know if this is actually working?

    Three ways. (1) Every monthly bill preview shows last month's results — leads delivered, budget spent, channel breakdown. (2) Ask the AI for a performance report any time by text. (3) Open the web dashboard if you want a deeper look. You see the math before you pay the next month — not at the end of a year, not in a quarterly review with sales.

  • Are these real leads, or fake/expired leads?

    Real. Every lead is a homeowner who completed our intake with verified contact info — no scraped lists, no purchased records, no padded counts. If a name didn't finish the form, you don't see it.

  • Is the AI going to spam my leads with robotic follow-ups?

    No. The AI runs your campaigns, but never sends a text to your leads without your sign-off. When a lead comes in, the AI drafts a personalized reply. You hit Send or edit before anything goes out. We won't ruin relationships on your behalf.

  • If I cancel, do I keep my leads or do you keep them?

    Leads belong to your account, not to TKL. We own the ad infrastructure because that's what makes the AI work — but the lead data is yours and exports out. We have no incentive to contact your leads on our own. We never will.

  • What's customer support like when something breaks at 11pm?

    The AI handles day-to-day campaign operations, so you're not filing tickets about settings. When you need a human, TKL staff have direct access to your account — no tiered support queue, no premium escalation path. SLA commitments come when we have them; honest about gaps until we do.

  • Will I have to learn another tool with 200 features I'll never use?

    No. Everything runs from your phone by text. You tell the AI what you want; you approve from SMS. A web dashboard exists if you want to drill into reports or settings, but you never have to log in to run a campaign. We didn't build another system that demands your time.

  • Do I have to talk to a salesperson to get a price?

  • What if my market is too expensive for the $450 default budget?

    Change it. The default is sized for a mid-tier metro running Google and Meta together. Higher-cost markets may need more; lower-cost areas can work on less. The monthly bill preview shows what last month's budget actually bought before you decide on the next one.

  • Do I pay per lead?

    No. You pay your monthly budget plus one Service Fee per month. Every qualified lead from your market is included that month, with 12-month exclusivity per lead.

  • What's the Service Fee rate?

    Graduated by monthly ad spend: 20% on the first $2,000, 15% on the next $5,500 ($2,001–$7,500), and 10% on everything above $7,500. Marginal-bracket math — each rate applies only to the slice of spend in that bracket, like income-tax brackets. The rate drops as your budget grows; never bundled into a single subscription line.   • Is there a setup fee?

    No TKL setup fee. For paid-media campaigns, setup is free until you approve your first month's bill. Some future Services (like cold-email outreach) may require one-time infrastructure setup such as domain provisioning — if so, that fee is disclosed and approved before any work happens. Stripe never captures payment without your approval.
